انتظارات تورمی
در اقتصادهایی مثل ایران که تورم مزمن وجود دارد، مردم و سرمایه‌گذاران انتظار دارند ارزش پول‌شان کاهش یابد. در نتیجه، مسکن به عنوان یک دارایی امن و مقاوم در برابر تورم مورد توجه قرار می‌گیرد. این افزایش تقاضا باعث می‌شود قیمت مسکن حتی بیشتر از نرخ تورم رشد کند؛ به‌ویژه در دوره‌های تورم بالا.
نسبت رشد قیمت مسکن به تورم
به‌طور کلی، در بلندمدت، رشد قیمت مسکن معمولا با نرخ تورم هم‌راستا است یا کمی از آن پیشی می‌گیرد، اما در کوتاه‌مدت، این نسبت می‌تواند متفاوت باشد.

در تورم پایین (مثلاً زیر ۱۰ درصد) : قیمت مسکن ممکن است با سرعت کمتری نسبت به تورم رشد کند، چون تقاضا کمتر تحت فشار حفظ ارزش دارایی قرار دارد.
در تورم بالا (مثلا بالای ۲۰ درصد) : قیمت مسکن اغلب سریع‌تر از تورم رشد می‌کند، زیرا تقاضا برای سرمایه‌گذاری افزایش می‌یابد و عرضه نمی‌تواند به سرعت پاسخگو باشد.
داده‌های تاریخی چه می‌گوید؟
در ایران (تا بهمن ۱۴۰۳)، با توجه به تورم بالا در سال‌های اخیر (بین ۳۰ تا ۵۰ درصد سالانه طبق آمار رسمی)، قیمت مسکن معمولاً رشدی نزدیک یا بیشتر از تورم داشته است.
مثلاً در تهران، میانگین قیمت هر مترمربع از حدود ۵ میلیون تومان در سال ۱۳۹۵ به بیش از ۸۰ میلیون تومان در سال ۱۴۰۳ رسیده؛ (رشد بیش از ۱۵۰۰ درصد در ۸ سال)، درحالی‌که تورم کل در همین دوره حدود ۱۰۰۰ درصد بوده است. این آمار نشان می‌دهد قیمت مسکن گاهی فراتر از روند نرخ تورم رشد می‌کند.
